Applicant must have current photo identification and a valid social security number.
Must receive positive references from all previous landlords for the previous 5 years.
No evictions for the past 5 years or unpaid judgments from previous landlords.
Occupancy is limited to 2 people per bedroom.
In the event of multiple applicants, tenancy will be granted to the most qualified, based on the qualification criteria.
Income
Monthly household income must be equal to or greater than 3 times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
Employment must be verifiable by w2, paystubs, tax returns or other verifiable means
Rental History
Applicants will need positive references from prior landlords for the past 3 years
Credit
Applicant must exhibit a responsible financial life.
Rent up to $999, credit score must be a minimum of 525.
Rent up to $1,000-$1,999, credit score must be a minimum of 575.
Rent greater than $2,000, credit score must be a minimum of 600.
Background and Criminal Offenses
A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility.
Criminal activity that will disqualify applicants include:Â Aggravative Weapons/Firearms violations, Sex offenses, Robbery, Rape, Murder, Kidnapping, Burglary, Arson.
Exceptions may be made for offenses that occurred greater than 5 years ago with no re-offenses and strong application
Security Deposit
A full month of security deposit is required for all leases. There are 3 alternatives for security deposits to be paid:
Full security deposit upfront
(3) equal installments
(6) equal installments
