Rental Requirements
General
- Applicant must have current photo identification and a valid social security number.
- Must receive positive references from all previous landlords for the previous 5 years.
- No evictions for the past 5 years or unpaid judgments from previous landlords.
- Occupancy is limited to 2 people per bedroom.
- In the event of multiple applicants, tenancy will be granted to the most qualified, based on the qualification criteria.
Income
- Monthly household income must be equal to or greater than 3 times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
- Employment must be verifiable by w2, paystubs, tax returns or other verifiable means
Rental History
Applicants will need positive references from prior landlords for the past 3 years
Credit
- Applicant must exhibit a responsible financial life.
- Rent up to $999, credit score must be a minimum of 525.
- Rent up to $1,000-$1,999, credit score must be a minimum of 575.
- Rent greater than $2,000, credit score must be a minimum of 600.
Background and Criminal Offenses
- A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility.
- Criminal activity that will disqualify applicants include:Â Aggravative Weapons/Firearms violations, Sex offenses, Robbery, Rape, Murder, Kidnapping, Burglary, Arson.
- Exceptions may be made for offenses that occurred greater than 5 years ago with no re-offenses and strong application
Security Deposit

A full month of security deposit is required for all leases.
There are 3 alternatives for security deposits to be paid: - Full security deposit upfront
- (3) equal installments
- (6) equal installments
