What types of properties does 10X manage?
We specialize in managing single-family homes and small to medium multifamily properties (2–50 units) throughout Columbus, Ohio. Our portfolio includes market-rate rentals, Section 8 housing, and value-add investment properties.
How do you screen tenants?
Our tenant screening process includes credit and background checks, income verification, rental history, and a review of eviction records. We aim to place highly qualified tenants to minimize risk and maximize cash flow.
What are your management fees?
Our standard management fee is $75 per unit per month. We also charge a 75% leasing fee on the first month’s rent, a $125 lease renewal fee, and $100 per inspection. Section 8 units incur an additional $20 per month due to added compliance requirements.
How do maintenance requests get handled?
All maintenance requests are managed through our maintenance software. Our internal maintenance team or internal technician and vetted vendors handle repairs efficiently, with oversight and communication provided by a dedicated Maintenance Manager.
Do I have to keep a reserve fund?
Yes, we require each property to maintain a $500 reserve. This allows us to respond to maintenance needs quickly without delay while keeping you informed and in control.
Will I be updated on major repairs or decisions?
Absolutely. Repairs under $300 are auto-approved. Anything between $300 and $500 is approved by our Maintenance Manager. Anything over $500 will be presented to you for direct approval along with detailed estimates and photos.
How are monthly proceeds and statements delivered?
Rent is collected and disbursed electronically. You’ll receive a monthly owner statement through your online portal showing income, expenses, and any maintenance charges.

Do you offer leasing only services?
Yes, we can lease your property for a one-time fee of 100% of one month’s rent. This includes professional marketing, showings, screening, lease signing, and a move-in inspection.
Can you help me buy or sell investment property?
Yes. 10X Property Management is a licensed Real Estate Brokerage, we help investors acquire high-performing rental properties and sell when it’s time to exit or reposition assets. We offer full-service brokerage with renovation and management integration.
How do you handle late rent and the eviction process?
We manage the entire rent collection and delinquency process on your behalf. Rent is due on the 1st and considered late after the 5th. Our team begins outreach on the 6th with calls, texts, and emails. If rent remains unpaid by the 9th, we post a 3-day notice to initiate the legal process. If still unresolved by the 12th, we prepare for eviction filing (approx. $600 in Columbus). We also explore “Cash for Keys” solutions when it makes financial sense to avoid court delays.
How quickly can you rent out my property?
Our average time on market is 14–21 days, depending on property condition, price, and location. Properties that are clean, priced competitively, and rent-ready move even faster. We use professional photos, strategic pricing, and multiple online platforms to attract high-quality tenants quickly. If needed, we also advise on upgrades or improvements to shorten vacancy time and increase rental value.
How do I submit a maintenance request?
Log in to your tenant portal and click “Submit Maintenance Request.” You can upload photos and provide detailed information to help us resolve the issue quickly.
When is rent due, and how can I pay it?
Rent is due on the 1st of each month and considered late after the 5th. You can pay rent online through your tenant portal via ACH, debit, or credit card.
What happens if I pay rent late?
A late fee applies after the 5th. If unpaid by the 6th, we initiate a series of calls, texts, and emails. If payment isn’t received by the 9th, a 3-day notice is issued, which may lead to eviction if unresolved.
Can I get a renewal at the end of my lease?
Lease renewals are evaluated 90 days before your lease ends. We assess your payment history, property condition, and owner preferences. If eligible, you’ll receive a renewal offer with new terms.
Am I allowed to have pets?
Pet policies vary by property. Please check your lease or ask your property manager for details. Most pet-friendly units require a pet fee and additional deposit.
